Commercial Flooding

Businesses have not escaped the flooding and their premises are just as vulnerable to long term damage unless the impact of being submerged is properly assessed by a qualified professional.

Where commercial buildings do differ is unlike most residential buildings they are leased out to tenants for a set period of time. At the end of the lease the property is generally given back to the landlord and any damage which has occurred to the building during this period is the responsibility of tenant.

It is therefore essential that all potential problems or defects to a property caused as a result of the flooding are rectified immediately. If left it is likely that at the end of the lease extensive remedial works may be required to the property prior to handing it back to the landlord.

Significantly under Full Repairing and Insuring (FRI) leases the landlord is normally responsible for arranging insurance of the building and therefore in these circumstances the landlord should be notified immediately.

If your commercial premises were designed with traditional construction techniques such as cavity walls you will find very useful information in the domestic flooding section of the website.

The links on the left offer useful advice on the problems you might face if your business has flooded, but please do not forget the need for a professional, such as a surveyor to visit your business to make a qualified assessment of any damage.

There is also information about the grants that have been made available by SEEDA.
